I was the office manager for a real estate brokerage in east Texas for several years. I have heard Realtors talk about how sellers could make inexpensive changes to their homes to increase the appeal to a wider range of tastes. I listened to their stories of how buyers would walk into houses and be turned off by clutter, bold paint choices or illogical furniture placement. They often told of how some buyers were not able to consider a house for its own merit because of these visual obstacles.

Sellers who agree to hiring a staging professional realize the fee is small relative to the first price reduction recommended if the house remains on the market for any period of time. They agree it doesn't make sense to present a valuable asset for sale without going through reasonable expense and effort to make it look its best and increase the chances to bring top dollar.

I will go through the home room-by-room with the seller, discussing what steps need to be taken to maximize the appeal of the home. Usually, there is a ‘to do' list for the seller to complete before I return for a day of redesign staging. Most projects can be completed in one day!

When homeowners are reluctant to change something they have done to personalize their home for their family, I advise them, “I don't know what it cost for you to personalize your home and décor in this way, but I can tell you what it will cost if you keep it!” That is the bottom line of staging.
